Buying property in Dubai from the USA: steps, wires and fees, from New York, Houston or LA
The full journey of an investor based in New York, Houston or Los Angeles buying an off-plan apartment in Dubai: choosing the project, reserving remotely, wiring dollars from a US bank, DLD fees, US reporting obligations to check with a tax adviser, and the Golden Visa, with Hilton Residences as the worked example.

Why Dubai makes sense for an investor in New York, Houston or Los Angeles
A physician in Sugar Land, a fund manager in Manhattan or a tech executive in Santa Monica usually owns real estate at home already, and knows what it costs to hold: property tax, insurance, tenant law that varies by state, maintenance on a house in The Woodlands or a brownstone in Brooklyn. Dubai adds a different kind of asset to that portfolio. The UAE dirham is pegged to the US dollar, so the purchase and the rent carry no currency risk for a dollar-based investor. Individuals in the UAE pay no tax on rental income or capital gains at the local level. And the off-plan market is supervised by the Dubai Land Department, with every payment held in escrow and construction progress published.
The second reason is the entry ticket. A reservation at Hilton Residences by Prestige One starts with 20% of the price, and the balance follows the construction schedule. There is no mortgage to arrange in the US, no closing to attend in person.
The third reason is convenience. Contracts are in English, the legal framework for foreign freehold ownership is clear, and Emirates and United flights connect New York, Houston and Los Angeles to Dubai without a stopover. You can visit the site, but nothing in the process requires it.
Five steps, all completed from the United States
- Set the total budget. Unit price, 4% DLD fee, developer administrative fees, Oqood registration. Your Orven adviser sends a detailed estimate in UAE dirhams and its dollar equivalent at the day's rate.
- Choose the project. A furnished branded residence in Dubai Maritime City, a family three-bedroom on Dubai Islands or a studio near DIFC attract different tenants. Hilton Residences targets the first profile.
- Reserve. The reservation form and the sale agreement are signed electronically. A copy of your US passport is enough; no UAE residency is required.
- Wire the first payment. It leaves your US bank and lands in the project's escrow account, held at a UAE bank and controlled by the DLD.
- Follow the build to handover. Instalments track construction progress, which you can check on the DLD's Project Status Enquiry service. At handover, the title deed is issued in your name.
Wiring funds from a US bank
JPMorgan Chase, Bank of America, Wells Fargo, Citi, Capital One and Charles Schwab all process international wires. Because the dirham is pegged to the dollar, the conversion is straightforward: the wire leaves in US dollars and the escrow account receives dirhams at a rate that barely moves. Some clients wire in dollars directly when the developer's escrow bank accepts it; your adviser confirms the option for the unit you reserve.
US banks apply their own compliance checks on outbound international wires, in particular on the first transfer to a new beneficiary. Orven does not replace your bank on this point: the bank tells you which forms it needs and how it verifies the beneficiary. As a rule, prepare:
- a government-issued ID and proof of address;
- the signed sale agreement with the developer, including the escrow account details and SWIFT code;
- proof of the origin of funds (savings, business income, sale of an asset), which the receiving UAE bank also asks for.
Two practical tips. Call your banker or visit a branch before the first wire: online wire limits are often set below a reservation payment, and a wire initiated in person or pre-announced avoids a hold. And keep the wire confirmation with the Fed reference or SWIFT reference: the developer uses it to match the payment to your unit.

Tax and reporting on the US side
In the UAE, an individual pays no tax on rental income or capital gains. A US citizen or resident, however, is in principle taxed on worldwide income, wherever they live, and rental income from Dubai belongs on the US return. Foreign account and asset reporting rules (FBAR, FATCA) may also apply, especially if you open a UAE bank account to collect rent or pay service charges. Directly owned real estate and bank accounts are treated differently under those rules, and the thresholds change. Have your situation reviewed by a CPA or tax attorney familiar with foreign assets before you reserve, including how depreciation and foreign tax questions are handled. Orven supports the transaction, not your tax filing.
A worked example: Hilton Residences in Dubai Maritime City
Prestige One is developing Hilton Residences in Dubai Maritime City, 15 minutes from Downtown Dubai, 15 minutes from Dubai International Airport and 25 minutes from Palm Jumeirah. The project offers one- to three-bedroom residences and penthouses, delivered furnished, with hotel-grade amenities operated under the Hilton brand: an infinity swimming pool, a wellness deck, a cinema lawn, a casual sky lounge, a city-view work area and fitness and recreation spaces. The published payment plan is 20% at reservation, 40% during construction and 40% at handover. Starting price and handover date are provided on request.
For an investor in New York, Houston or Los Angeles, the appeal is practical. The Hilton name means something to the corporate tenants and short-stay guests you want to attract, the apartment comes furnished, and management can be handled on site while you are on the other side of the world. Rents will depend on the market at handover; any projected return is an illustration, not a promise. The Hilton Residences page shows the current selection.
If your purchase reaches AED 2 million, alone or combined with other properties, you may apply for a Golden Visa, under conditions set by the UAE authorities. Our Golden Visa guide explains the threshold.

FAQ
Do I need a UAE visa to buy from the United States? No. A valid US passport is enough to buy freehold in the areas open to foreign buyers. The DLD issues the title deed in your name.
Is there currency risk between the dollar and the dirham? The UAE dirham is pegged to the US dollar, so the price, the instalments and the future rent are effectively dollar-denominated for you. Your bank confirms the rate it applies on the day of the wire.
Do I have to report the Dubai property to the IRS? Rental income is in principle reportable, and foreign account rules may apply if you open a UAE bank account. The details depend on your case: check with a US tax adviser before you reserve.
Can a UAE bank finance part of the price? Yes, for some non-residents, subject to the lender's approval and valuation. Your adviser puts you in touch if your profile fits.
Is the 20% reservation payment refundable? Reservation payments follow the developer's sale agreement and Dubai's off-plan regulations. Ask for the written cancellation terms before making any payment.
