Why Pakistani investors already know this market

A large Pakistani community has lived and worked in Dubai for decades, across trade, construction and finance, so a Dubai apartment rarely feels like an unfamiliar purchase to a buyer from Karachi, Lahore or Islamabad. What is worth a closer look is specific: individuals pay no local tax on rental income or capital gains in the UAE, and every off-plan payment sits in an escrow account controlled by the Dubai Land Department, released only against verified construction progress rather than a developer's word.

A reservation at Sanctuary Residences by Prestige One, at Meydan Horizon, opens at 20% of the price, with 45% during construction and 35% at handover. The process runs remotely, in English, and a visit to Dubai can be arranged at any stage for a buyer who prefers to see a unit in person.

Six steps from Pakistan to the title deed

  1. Set the total budget. Unit price, the 4% DLD registration fee, developer administrative charges and Oqood registration, priced in dirhams by your Orven adviser.
  2. Choose the project. A skyline-facing address suits a buyer prioritising views and rental appeal; a larger, golf-course-facing home suits a family wanting more space.
  3. Reserve electronically. The reservation form and sale agreement are signed online with a copy of your Pakistani passport.
  4. Transfer the deposit. The payment leaves your Pakistani bank, or an account held abroad, and lands in the project's escrow account at a UAE bank.
  5. Register on Oqood. The Dubai Land Department records your unit against the developer's title.
  6. Track construction. The DLD's Project Status Enquiry service shows verified progress until the title deed is issued in your name.

Sending the transfer from Pakistan

HBL, UBL, MCB Bank and Allied Bank all process outbound international transfers for Pakistani clients, and some buyers prefer to pay from a foreign-currency account where they hold one, which simplifies the conversion into dirhams. Your bank confirms which documents and State Bank of Pakistan requirements apply to your transfer, particularly for a first payment to a new beneficiary: a valid passport, proof of address, the signed sale agreement showing the escrow account, and a short explanation of the source of funds.

Orven charges the buyer no commission; our fee comes from the developer. Brokerage runs through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA). What Pakistan expects on income earned abroad depends on your tax residence and the regulations of the State Bank of Pakistan, a question for a tax adviser in Pakistan rather than for your broker. Pakistan sits one hour ahead of Dubai, close enough that a single working day covers both sides of a call with your adviser.

Three projects that fit different Pakistani profiles

Sanctuary Residences at Meydan Horizon faces the Ras Al Khor Wildlife Sanctuary and the Dubai skyline, with a sky garden and spa and fitness facilities, on a 20% reservation, 45% construction, 35% handover schedule.

Golf Residences in Dubai Sports City offers two- and three-bedroom homes around golf-course views, a running track and floating cabanas, on a 20% reservation, 20% construction, 60% handover plan, a fit for a family wanting more space for the same budget.

One by Binghatti in Business Bay brings waterfront residences, from studios to larger family homes, with pools and a tennis court, close to Dubai's commercial core, a fit for a buyer prioritising a central, well-connected address.

What happens once you reserve

Once your deposit clears in the project's escrow account, the Dubai Land Department records the unit against the developer's title through Oqood, and your adviser takes over the rest of the schedule: a reminder ahead of each instalment, construction progress checked against the DLD's public registry, and a direct WhatsApp line for anything specific to your file. Nothing about the process requires a trip to Dubai, though many Pakistani buyers choose to visit at some point given the established community and the direct flight connections.

A Pakistani buyer who already owns property at home sometimes asks how closely the Dubai framework compares. The core difference is where the money sits before handover: in Dubai, it stays in a bank-held escrow account released only against verified progress, rather than paid directly to the developer.

FAQ

Do I need to visit Dubai before reserving from Pakistan? No. The reservation, sale agreement and escrow payment can all be completed remotely, with a copy of your passport and an electronic signature.

Can I transfer from a foreign-currency account held in Pakistan? Yes, where you hold one; ask your bank which option is simplest for a payment of this size and what State Bank of Pakistan rules apply.

Can a Pakistani buyer get financing from a UAE bank? Some non-residents qualify, subject to the lender's approval and a valuation of the unit.

Does the purchase support a Golden Visa application? A property worth AED 2 million or more, alone or combined with other units, can support an application under conditions set by the authorities.

Is the 20% reservation payment refundable? Cancellation terms follow the developer's sale agreement and Dubai's off-plan regulations. Ask for the written terms before paying anything.
