From Kirchberg to Dubai Maritime City

A fund manager or a lawyer working on the Kirchberg plateau, at the heart of Luxembourg's financial centre, already handles assets spread across several jurisdictions for clients. Holding a property in your own name in Dubai follows a similar logic: a market supervised end to end by the Dubai Land Department, every off-plan payment held in an escrow account, and a reservation at Hilton Residences that starts with 20% of the price.

The time difference with Dubai runs to a few hours from Luxembourg, which still leaves a comfortable overlap during the working day for a call with your adviser.

Six steps, all completed from Luxembourg

  1. Set the total budget. Unit price, 4% DLD fee, Oqood registration, developer administrative fees, all quoted in UAE dirhams.
  2. Choose the project. A branded hotel residence such as Hilton Residences suits a different tenant profile than a waterfront apartment.
  3. Reserve. The reservation form and the sale agreement are signed electronically, based on your passport or national ID.
  4. Wire the first payment. From your Luxembourg bank to the project's escrow account.
  5. Follow the build. Progress is checked through the DLD's Project Status Enquiry service.
  6. Handover. The title deed is issued in your name.

Wiring funds from a Luxembourg bank

Banque et Caisse d'Épargne de l'État (Spuerkeess), BGL BNP Paribas and Banque Internationale à Luxembourg all process international wires for resident and international clients. The point to prepare for is the compliance file your bank will ask for on a wire of this size, under the EU's anti-money-laundering framework: the signed sale agreement, the escrow account's details and SWIFT code, and proof of the origin of funds. The wire leaves in euros and arrives in UAE dirhams; the conversion rate applied depends on your bank on the day of the transfer.

Orven charges the buyer no commission; our fee comes from the developer. Brokerage is provided through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA). In the UAE, an individual pays no tax on rental income or capital gains; a Luxembourg tax resident generally has to report a property held abroad and the income it produces. Have your situation reviewed by a tax adviser before you reserve.

A worked example: Hilton Residences in Dubai Maritime City

Prestige One is developing Hilton Residences in Dubai Maritime City, 15 minutes from Downtown Dubai and 15 minutes from Dubai International Airport, with an infinity pool, a wellness deck and a city-view work area. The published payment plan is 20% at reservation, 40% during construction and 40% at handover. The Hilton Residences page shows the current selection.

For an investor who prefers a waterfront setting to a branded hotel residence, Luxury Canal Residences on Dubai Islands follows a 20% reservation, 45% construction and 35% handover plan. The Luxury Canal Residences page details the offering.

If your purchase reaches AED 2 million, alone or combined with other properties, you may apply for a Golden Visa, under conditions set by the UAE authorities. Our Golden Visa guide explains the threshold.

Managing the property after handover, from Luxembourg

A professional based in Luxembourg, used to entrusting financial assets to trusted third parties, generally applies the same logic to a property held at a distance. A property management agreement with a local agency in Dubai covers the handover inspection, finding a tenant, collecting rent and routine maintenance, with regular written updates. Orven puts Luxembourg-based clients in touch with managers used to that level of reporting.

This setup keeps the important decisions, such as a change of manager or a future resale, in your hands, while day-to-day matters are delegated. The title deed stays in your name for as long as you hold the property, whatever management arrangement you choose after handover.

FAQ

Do I need a UAE visa to buy from Luxembourg? No. A valid passport or national ID is enough to buy freehold in the areas open to foreign buyers.

Can my Luxembourg bank hold up the wire? It applies EU anti-money-laundering checks. Present the sale agreement, the escrow account details and proof of the origin of funds.

Do I have to report the property in Luxembourg? Generally yes, if you are a Luxembourg tax resident. Have the details confirmed by a tax adviser before you reserve.

Can part of the price be financed? Some UAE banks finance non-residents, subject to the lender's approval and a valuation of the unit.

What happens if construction is delayed? Funds stay in the escrow account and are released to the developer only as construction progresses, under DLD control.
