Buying property in Dubai from Ghana: steps, transfers and fees, from Accra

The full journey of an investor based in Accra buying an off-plan apartment in Dubai: choosing the project, reserving remotely, wiring funds from a Ghanaian bank, DLD fees, Ghanaian tax to check with an adviser, and the Golden Visa, with Coastal Haven as the worked example.

Why Dubai makes sense for an investor in Accra

A business owner in East Legon, a professional in Cantonments or a returnee who built a career in London before settling in Airport Residential faces the same question: how to hold part of a growing savings pot outside the cedi without giving up on property? Dubai answers with three concrete points. No personal tax on rental income or capital gains in the UAE. A market supervised by the Dubai Land Department, with mandatory escrow accounts on off-plan sales. And projects you can reserve with a 20% first payment.

The second reason is currency. A Dubai property is priced in UAE dirhams, which track the US dollar. For an investor whose income and savings are in cedis, a dollar-linked asset that also produces rent is a straightforward diversification.

The third reason is access. Accra and Dubai are connected by direct flights, and many Ghanaians already travel there for trade, family visits and holidays. You can visit the site, but nothing requires it: the purchase is completed entirely remotely.

Five steps, all completed from Accra

  1. Set the total budget. Unit price, 4% DLD fee, developer administrative fees, Oqood registration. Your Orven adviser sends a full estimate for the unit you have in mind.
  2. Choose the project. Dubai Islands, Dubai Maritime City or Jumeirah Garden City: each district attracts a different tenant. Coastal Haven by Prestige One on Dubai Islands is reserved with 20%, with the balance at handover.
  3. Reserve. The reservation form and the sale agreement are signed electronically. A copy of your Ghanaian passport is enough; no UAE residency is required.
  4. Wire the first payment. It leaves your bank in Accra, or your account abroad, and lands in the project's escrow account, held at a UAE bank and controlled by the DLD.
  5. Follow the build to handover. Construction progress can be checked on the DLD's Project Status Enquiry service. At handover, the title deed is issued in your name.

Transferring funds from a Ghanaian bank

GCB Bank, Ecobank Ghana, Stanbic Bank Ghana, Standard Chartered Ghana, Absa Bank Ghana, Fidelity Bank and CalBank all process international transfers. Some clients pay from a foreign currency account held in Ghana; others pay from an account in the United Kingdom, the United States or Germany. The process is the same in each case.

Outbound transfers from Ghana fall under the foreign exchange regulations in force, as applied by your bank under the Bank of Ghana's rules. Orven does not replace your bank on this point: the bank tells you which supporting documents are required and which framework applies to you, whether you pay as an individual or through a company. As a rule, prepare:

  • an identity document and proof of address;
  • the signed sale agreement with the developer, including the escrow account details;
  • proof of the origin of funds (savings, business income, sale of an asset), which the receiving UAE bank also asks for.

Two practical tips. Speak to your relationship manager before you initiate the first transfer, so that the file is complete when the payment leaves. And keep the transfer confirmation: the developer uses it to match the payment to your unit.

Tax on the Ghanaian side

In the UAE, an individual pays no tax on rental income or capital gains. On the Ghanaian side, the treatment of income earned abroad depends on your tax residence and on the rules the Ghana Revenue Authority applies to foreign-source income. Those rules apply case by case: have them checked by a tax adviser in Accra before you reserve, including how rental income received in Dubai should be reported at home. Orven supports the transaction, not your tax filing.

A worked example: Coastal Haven on Dubai Islands

Prestige One is developing Coastal Haven on Dubai Islands, 16 minutes from Dubai International Airport, 20 minutes from the Museum of the Future and 25 minutes from Downtown Dubai. The project offers one- to three-bedroom residences and penthouses, with an infinity pool, wellness and spa facilities, a fitness centre, an outdoor cinema, sports courts and children's play spaces. The payment plan is 20% at reservation and 80% at handover, with bank financing possible for the final share, subject to the lender's approval. Starting price and handover date are provided on request.

For an investor in Accra, this plan has one precise advantage: no instalments between reservation and handover. You commit 20% today and organise the balance while the building goes up, from business income, from savings or, for eligible buyers, from a UAE bank loan. The Coastal Haven page lists unit types and amenities.

If your purchase, alone or combined with other properties, reaches AED 2 million, you may apply for a Golden Visa, under conditions set by the UAE authorities.

Send your budget and your goal (rental, family base, visa) on WhatsApp at +971 52 776 1939 or to sales@orvenproperties.com. An adviser replies with two or three available units and their actual payment schedule.

FAQ

Do I need a UAE visa to buy from Ghana? No. A valid Ghanaian passport is enough to buy freehold in the areas open to foreign buyers. The DLD issues the title deed in your name.

Can I pay in cedis? The transfer leaves your account and arrives in UAE dirhams in the escrow account. Your bank converts the amount under the foreign exchange rules in force and tells you what is possible from a cedi account or a foreign currency account.

How long does a reservation take from Accra? A few days: electronic signature, transfer of the first payment, then registration of the sale by the developer. The main variable is how quickly your bank processes the transfer.

What happens if construction is delayed? Off-plan payments sit in a DLD-controlled escrow account and are released against actual progress. The contract states the planned handover date and the remedies; read it before paying.

Can the 80% at handover be financed? For Coastal Haven, bank financing is possible for eligible buyers, including some non-residents, subject to the lender's approval and valuation.
