Buying property in Dubai from Belgium: steps, transfers and fees, from Brussels or Antwerp

The full journey of an investor based in Brussels, Antwerp or Ghent buying an off-plan apartment in Dubai: choosing the project, reserving remotely, wiring funds from a Belgian bank, DLD fees, Belgian tax to check with an adviser, and the Golden Visa, with FAUCHON Résidences as the worked example.

Why Dubai makes sense for an investor from Brussels or Antwerp

A consultant based in Ixelles, a diamond trader in Antwerp or a Ghent-based professional who already owns property in Belgium ask the same question: how to move part of their savings outside the eurozone, in a regulated framework, without months of paperwork. Dubai answers with three concrete points. No personal tax on rental income or capital gains in the UAE. An off-plan market supervised by the Dubai Land Department, with a mandatory escrow account. And projects reserved with a first payment of 20%.

The second reason is currency. A Dubai property is priced in UAE dirhams, which track the US dollar. For wealth built up in euros, holding a rental asset in a second currency zone is a straightforward diversification to defend in front of a wealth manager.

The third reason is access. Brussels and Dubai are connected by direct flights, and part of Orven's Belgian client base comes from Belgium's Moroccan, Congolese and Lebanese communities, already familiar with the Gulf. Nothing requires a visit though: reservation, payment and registration are completed from your desk in Brussels or Antwerp.

Five steps, all completed remotely

  1. Set the total budget. Unit price, the 4% DLD fee, developer administrative fees, Oqood registration. Your Orven adviser sends a detailed estimate in UAE dirhams.
  2. Choose the project. A studio or a one-bedroom in the city centre does not target the same tenant as a family three-bedroom by the sea. FAUCHON Résidences by Prestige One, in Jumeirah Garden City, illustrates the first case.
  3. Reserve. The reservation form and the sale agreement are signed electronically. A copy of your Belgian passport or ID card is enough; no UAE residency is required.
  4. Wire the first payment. It leaves your bank in Belgium and lands in the project's escrow account, held at a UAE bank and controlled by the DLD.
  5. Follow the build to handover. Progress can be checked on the DLD's Project Status Enquiry service. At handover, the title deed is issued in your name.

Transferring funds from a Belgian bank

BNP Paribas Fortis, KBC Bank, Belfius, ING Belgium and Argenta all process international transfers daily. What matters for a Belgian resident is the file you present, not the bank's technical capacity to send the money.

Outbound transfers from Belgium fall under the European anti-money-laundering framework, applied by your bank. Orven does not replace your bank on this point: the bank tells you which supporting documents are required for a transfer of this size. As a rule, prepare:

  • an identity document and proof of address;
  • the signed sale agreement with the developer, including the escrow account details;
  • proof of the origin of funds (savings, professional income, sale of an asset), which the receiving UAE bank also asks for.

The transfer leaves in euros and arrives in UAE dirhams on the escrow account; your bank, or its correspondent, converts the amount.

Tax on the Belgian side

In the UAE, an individual pays no tax on rental income or capital gains. On the Belgian side, a Belgian tax resident generally must declare property held abroad and the income it produces to the SPF Finances / FOD Financiën, even when the tax due in the UAE is zero. A double taxation treaty exists between Belgium and the UAE, but how it applies to your specific situation, including how a rent received in Dubai is reported, depends on your case. Have these points confirmed by a tax adviser before you reserve. Orven supports the transaction, not your tax filing.

A worked example: FAUCHON Résidences in Jumeirah Garden City

Prestige One is developing FAUCHON Résidences in a central Dubai district, 3 minutes from City Walk, 5 minutes from DIFC and 13 minutes from Dubai International Airport. The project offers studios and one- to three-bedroom apartments, with an infinity pool, a co-working zone, a digital library and an owners' lounge. The published payment plan is 20% at reservation, 40% during construction and 40% at handover. Starting price and handover date are provided on request.

For a Belgian investor, the appeal is twofold: a studio or one-bedroom stays accessible with a 20% first payment, and the FAUCHON name speaks to a European tenant base already familiar with French references. The FAUCHON Résidences page lists the current typologies and amenities.

If your purchase, alone or combined with other properties, reaches AED 2 million, you may apply for a Golden Visa, under conditions set by the UAE authorities.

Send your budget and your goal (rental, family base, visa) on WhatsApp at +971 52 776 1939 or to sales@orvenproperties.com. An adviser replies with two or three available units and their actual payment schedule.

FAQ

Do I need a visa to buy in Dubai from Belgium? No. A valid Belgian passport or ID card is enough to buy freehold in the areas open to foreign buyers. The DLD issues the title deed in your name.

Can my bank in Belgium block the transfer? It applies European anti-money-laundering checks. Present the sale agreement, the escrow account details and proof of the origin of funds; it will tell you what else, if anything, is required.

Do I need to declare this property in Belgium? Generally yes. A Belgian tax resident must declare foreign real estate and the income it produces, even when the tax due in the UAE is zero. Have the exact requirements confirmed by a tax adviser.

Can financing cover part of the price? Some UAE banks finance non-residents, subject to the lender's approval and valuation. Your adviser puts you in touch if your profile fits.

What happens if construction is delayed? Off-plan payments sit in a DLD-controlled escrow account and are released against verified progress. Your contract states the expected handover date; read it before you pay.
