Buying off-plan in Dubai remotely, step by step in 2026

Most of Orven's clients buy an off-plan unit in Dubai without ever visiting the building site, from Dakar, Lagos, Paris, Cairo or elsewhere. The process is built to work at a distance: reservation, payments and registration all run through official, remote-friendly channels. This guide walks through each step in order, using Hilton Residences and its published 20% reservation, 40% construction, 40% handover plan as a concrete example, and is clear about what Orven does and does not do along the way.

Step 1: the first call and matching a unit to your goal

Before any paperwork, your adviser asks what you are trying to achieve, rental income, a future home, or a long-term asset, and your budget and timeline. For Hilton Residences, that means discussing which typology among the one to three bedroom residences and penthouses at Dubai Maritime City fits, since price and availability vary by floor and view and are confirmed on request. This step is also where currency and transfer logistics from your home country are discussed, so there are no surprises later.

Step 2: choosing the unit and verifying the project with the DLD

Once a unit is shortlisted, your adviser shares the current floor plan, orientation and price. In parallel, you can verify the project's registration status through the Dubai Land Department's Project Status Enquiry service, which shows whether a project is properly registered rather than relying on marketing material alone. This is a step worth doing for any off-plan project, not only Hilton Residences, and Orven can walk you through it.

Step 3: KYC and proof of source of funds

Buying remotely still requires standard know-your-customer checks: identification documents, and proof of the source of the funds you intend to use. Banks and developers ask for this as a matter of course on an international purchase, not as something specific to you, so gathering these documents early avoids delay once you are ready to reserve.

Step 4: reservation and the first payment

Reserving a unit at Hilton Residences calls for 20% of the price, the first instalment of the published 20/40/40 plan. This payment, like every subsequent one, is wired to an escrow account controlled by the Dubai Land Department, not to the developer directly, which is part of how the off-plan system protects buyer funds. Your adviser sends the exact reservation amount for the unit and price you confirm, since this guide does not quote a specific figure without a current price.

Step 5: signing the SPA remotely

The sale and purchase agreement (SPA) can be signed from abroad, typically through a combination of electronic signature and, where the developer requires it, a notarised or embassy-attested signature. If you prefer not to travel for any step, a power of attorney can let a trusted representative sign on your behalf under conditions set out in the document; read our power of attorney for a remote property purchase in Dubai guide before deciding whether this applies to your situation.

Step 6: Oqood registration

Once the SPA is signed, the off-plan sale is registered through Oqood with the Dubai Land Department. Oqood registration carries a fixed fee, confirmed in the contract rather than quoted as a percentage here, and it is this registration that stands in for a title deed until the project is completed. The Dubai Land Department's 4% registration fee is separate from Oqood and applies on top of the unit price.

Step 7: the construction instalments, in escrow

For Hilton Residences, the next 40% of the price is paid during construction, scheduled by the developer and confirmed by your adviser. Every instalment is wired to the same escrow account, and you can track the project's progress at any point through the Project Status Enquiry service rather than relying only on developer updates. This is also the stage to set up a repeatable transfer process with your bank, since missing a scheduled instalment on an off-plan contract can trigger penalties set out in the sale agreement.

Step 8: handover and the title deed

The remaining 40% of the Hilton Residences price is due at handover, once the developer issues the handover notice. At this point a completion certificate confirms the building meets regulatory requirements, you inspect the unit, settle the final balance, and the Oqood registration converts into a title deed in your name. Our timeline of an off-plan purchase, from reservation to keys sets out how these final steps typically sequence.

What Orven does, and does not do, in this process

Orven coordinates communication with the developer, shares documents, flags each step as it comes due, and answers questions in your language and time zone throughout. Orven does not file your Golden Visa application, act as your lawyer, or guarantee a delivery date, since these sit with the relevant government authorities, your own legal counsel, or the developer respectively. For the question we are asked most often about this process, see can you buy property in Dubai without visiting.

To start the process for Hilton Residences or any other project in our selection, message Orven on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com with your target typology and budget, and your adviser sets out the next concrete step.

FAQ

Do I need to visit Dubai at any point to buy off-plan? No. Reservation, signing, payments and registration can all be completed remotely; some buyers choose to visit before or after, but it is not a requirement of the process itself.

Where do my payments actually go? To an escrow account controlled by the Dubai Land Department, not directly to the developer. You can verify a project's registration through the DLD's Project Status Enquiry service.

Can someone else sign documents on my behalf? Yes, under a power of attorney structured for this purpose, with conditions set out in the document itself. Confirm with your adviser whether this suits your situation.

Is the 20/40/40 split at Hilton Residences the same for every off-plan project? No. It is the plan published for Hilton Residences specifically. Other projects in our selection use different splits, and your adviser confirms the exact plan for the project you choose.

What happens if I miss a scheduled instalment? The sale agreement sets out any penalties for a late payment, not Orven. Set up a recurring transfer with your bank to avoid this, and raise any concern with your adviser as early as possible.
