The branded residences of the Batumi collection, project by project
Radisson Blu, Wyndham, Rotana, Occidental, Tonino Lamborghini, Hyatt Centric, Royal Tulip: seven brands sit on projects in the Orven Batumi collection. What each one actually changes, and what it does not guarantee.

Seven brands, seven different ways of dressing a residential project
A sizeable part of the Orven Batumi collection carries a hotel or lifestyle brand: Radisson Blu, Wyndham, Rotana, Occidental, Tonino Lamborghini, Hyatt Centric and Royal Tulip each appear on at least one project. These brands do not all work the same way: some involve full hotel management, others are limited to a licensed interior or a shared amenity. This guide sets out, project by project, exactly what each Orven page publishes, without adding interpretation.
For the wider station, see the Batumi destination page; on the general principle behind branded residences, see our guides is a branded residence worth it? and branded residences in Dubai explained, which lay out the basics for another destination in the Orven collection.
The seven brands in the Batumi collection
| Brand | Project | Developer | What the page publishes |
|---|---|---|---|
| Radisson Blu | Radisson Blu Residences Gonio | NEXT Group | fully furnished residences, hotel brand |
| Wyndham | Wyndham Residences Batumi | NEXT Group | fully furnished residences, The Horizon seafront restaurant |
| Rotana | Pontus Rotana Resort & Spa | Pontus Development | operated by Rotana, rental income pooled across all rooms per the developer |
| Occidental (Barceló) | OXY Residence | ELT Group | apartments above the hotel, services shared with residents |
| Tonino Lamborghini | Tonino Lamborghini Tower Batumi | FK Development | licensed interiors and furniture, operating revenue sharing per the developer |
| Hyatt Centric | Alliance Centropolis | Alliance Group | Hyatt Centric Boulevard Batumi hotel within a mixed-use complex |
| Royal Tulip | The Parallel | Metropol | tied hospitality offer, up to 60 days of personal use a year per the developer |
What a brand actually changes
The seven cases above fall into three different logics. Radisson Blu and Wyndham bring furniture and fit-out supplied from day one, which simplifies an immediate rental start without buying equipment yourself. Rotana, through Pontus Rotana, goes further with full hotel operation and income pooled across all rooms, a model the developer presents as such, without it being a priced return commitment. Occidental, Hyatt Centric and Royal Tulip each bring a shared amenity or hospitality offer within the same complex, without the page always specifying the exact extent of service sharing for residential apartments. Tonino Lamborghini, finally, is about licensed interior design, with, in Batumi, an operating revenue-sharing model described by the developer.
In none of the seven cases does the brand guarantee an occupancy rate, a rent or a capital gain: these are product features (furnishing, management, shared operations), not performance promises.

What a brand never guarantees
Whatever the project, three points always need specifying by the developer and confirming with your adviser before you reserve:
- The management contract. Who actually runs the units day to day, for how long, and under what renewal terms.
- Charges. The cost of upkeep, management and shared hotel services, which can vary significantly between projects.
- The owner's share. For pooled-income projects such as Pontus Rotana or revenue-sharing projects such as Tonino Lamborghini Tower Batumi, the exact split between owner and operator.
For The Parallel, one additional point to check is the exact definition of the 60 personal-use days announced by the developer: booking conditions, time of year, and the effect on rental income for the unit during those days.
Questions to ask before reserving
- Who manages the unit day to day, and is that role filled directly by the brand or by a third party?
- How long is the management contract, and what happens when it ends?
- Is income pooled across the whole building, or tied only to my own unit?
- What charges are deducted before any rental income reaches the owner?
- Where personal-use days exist, do they reduce rental income for that period?
Working with Orven
- Tell your adviser which brand or management style interests you most.
- Your adviser requests the management contract and charge breakdown from the relevant developer.
- You compare projects based on those answers, not on the brand name alone.
- You reserve once the terms that matter most to your use (continuous rental, personal use, resale) are confirmed.

FAQ
Are all of Batumi's branded residences managed by the brand itself? No. Some, such as Pontus Rotana, are operated directly by the hotel chain. Others, such as Alliance Centropolis or The Parallel, pair a branded hotel with a residential complex without the page always specifying who manages the apartments themselves.
Does a brand guarantee a rental return? No, none of the Orven pages publish a guaranteed return. The pooled or shared income models some developers describe remain commercial descriptions, not priced commitments.
What is the difference between Rotana and Royal Tulip in this collection? Pontus Rotana pools rental income across all rooms per the developer. The Parallel, tied to Royal Tulip, instead offers up to 60 days of personal use a year for the owner per the developer: two different logics.
Is Tonino Lamborghini a hotel brand in Batumi? No. At Tonino Lamborghini Tower Batumi, the project page describes a licence for interiors and furniture and does not mention hotel operation by the brand; this point is confirmed with the developer.
How do I check the charges on a branded residence before buying? By requesting the full management contract from the developer, through your adviser, before any reservation: it details charges, duration and renewal terms.
