What Binghatti Skyrise is
Binghatti Skyrise is a development of three towers in Business Bay, sold off-plan by Binghatti. The developer's own description centres on the towers' crown profiles, a design signature the promoter uses across several of its Business Bay projects. The residential mix runs from studios to three-bedroom apartments, and shared leisure spaces sit at the base of the towers rather than being spread across each floor.
Three towers under one name is not the same as one tower with three wings. Each building has its own core and lift bank, and unit orientation changes what you look at: the canal side, the Business Bay skyline, or the neighbouring towers. Ask your adviser which tower and which floor a given unit sits in before you compare it with another listing that also says "Binghatti Skyrise."
The images the developer publishes, and the ones used in this guide, are computer-generated visualisations of the finished project, not photographs of the construction site.
Unit types: from a studio to a family apartment
The published range covers studios and one-, two- and three-bedroom apartments. That spread puts several different buyers in the same building:
- A studio suits a first purchase in Dubai on a modest budget, or an investor targeting a straightforward rental to a single tenant.
- A one-bedroom is the typical entry point for a young professional working in Business Bay or nearby DIFC.
- Two- and three-bedroom apartments suit a small family, or an investor aiming at a longer lease to a household rather than a single occupant.

The amenities Binghatti publishes
The developer lists a swimming pool, outdoor seating, retail spaces and landscaped leisure areas at the base of the towers. This is a leaner amenity list than the branded residences in Orven's Prestige One selection, and that is consistent with the positioning: Skyrise is priced and built as a Business Bay apartment tower, not as a resort-style residence.
For an investor thinking about a tenant's daily life, the retail component matters as much as the pool: ground-floor shops and services shorten the walk to daily errands, which is one of the things a Business Bay tenant checks before signing a lease. The developer has not published which retail brands will operate at the base of the towers, so treat that as confirmed only once your adviser has the leasing plan in hand.
Business Bay: the district around the towers
Business Bay is one of Dubai's established business and residential districts, built along the Dubai Water Canal between Downtown Dubai and Sheikh Zayed Road. Price and payment plan: what stays on request
Binghatti has not published a starting price, a payment schedule or a handover date for Skyrise that Orven can state as fact. This guide does not estimate any of the three. What we can confirm is the general framework that applies to any off-plan purchase in Dubai:
