Best off-plan projects in Dubai 2026 for a first-time buyer
A readable entry price, a simple typology and an escrow-protected structure matter more than anything else on a first purchase. Here is what the Orven collection actually publishes for a first-time buyer.

A first purchase in Dubai usually goes more smoothly with a published entry price, a straightforward one- or two-bedroom typology, and an escrow structure you can actually verify, rather than a large budget or a complex unit mix. This guide compares the projects in the Orven collection on exactly those terms, not on which one is "best" overall.
How we selected these projects
Selection is limited to the Orven collection. We compared projects on: whether a starting price is published by the developer, whether the payment plan is published or confirmed by your adviser, how simple the entry typology is (studio, one or two bedrooms rather than a large villa), and the developer's standing (Sobha Realty, Emaar and Prestige One are all established developers with projects already delivered or in escrow-monitored construction in Dubai). None of this is a ranking.

Who each project tends to suit
The Woods Abode currently has the lowest published entry price in the selection, inside Sobha Sanctuary's wider parkland setting, with handover published for 2029 without a specific month. Porto View and Valia both have a published starting price and suit a buyer who wants a marina or Creek Island setting respectively, at a slightly higher published entry point. Sobha Orbis and Sobha Solis suit a buyer comfortable without a published starting price yet, in exchange for Motor City's more accessible general positioning and an active-lifestyle building. The Waterway suits a buyer drawn to Meydan Horizon's lagoon setting, with a simple one- or two-bedroom typology, though neither price nor plan is published yet.

Escrow, Oqood and what protects a first-time buyer
Every off-plan payment in Dubai goes into an escrow account controlled by the Dubai Land Department, and construction progress can be checked through the DLD's Project Status Enquiry service. Off-plan reservations are registered through Oqood, at fixed fees confirmed in your contract, rather than the 4% DLD fee that applies to a completed-sale transfer. This structure applies across the selection regardless of whether a starting price or payment plan is published yet. Our guide on a first-time international investor's step-by-step purchase in Dubai walks through the full process from reservation to title registration.
What is not published yet, and why that matters
For projects such as Sobha Orbis, Sobha Solis and The Waterway, the absence of a published starting price is not a red flag; several established developers release pricing only once a specific phase opens for sale. The difference for a first-time buyer is practical: you can budget precisely against The Woods Abode, Porto View or Valia today, while the others require a direct conversation with your adviser before you can compare them on cost.
