Bay Estate, Dubai Islands, for a buyer from Riyadh, Jeddah or Dammam
What Bay Estate by Nakheel offers a Saudi buyer: a one-hour time difference, transfer practicalities to confirm with your bank, typologies and payment plan for this Dubai Islands villa community.

Practically no time difference to manage
Between Riyadh, Jeddah or Dammam and Dubai, the time difference is only around one hour, one of the shortest gaps of any market Orven serves. That makes same-day calls with your advisor straightforward, useful for confirming a unit, reviewing a contract clause or scheduling an instalment.
Bay Estate is Nakheel's villa and townhouse community on Dubai Islands, split into three districts: Cala on the waterfront, Verda around the parks, and Agora around the shared clubs, with the first release launched in Verda. Nakheel is the developer of Palm Jumeirah, Palm Jebel Ali and Dubai Islands itself. Dubai Islands spans five islands of around 17 sq km, with more than 20 km of beaches, including one Blue Flag beach, connected by the Infinity Bridge.
Typologies and average prices
Nakheel's price list, shared with Orven, gives average prices, not starting prices; every plot at Bay Estate is priced individually:
| Typology | Average price (AED) |
|---|---|
| 3-bed townhouse | 5.9 million |
| 4-bed townhouse | 6.9 million |
| 4-bed semi-detached villa (G+1) | 7.2 million |
| 4-bed "Plus" semi-detached villa (G+2) | 8.9 million |
| 4-bed garden villa | 10 million |
| Beachfront land plot | 18 million |
| Beach land plot | 20 million |
Private pools appear on some renders but are not included in the standard build; a buyer who wants one adds it separately, at their own cost.
Transferring funds from Saudi Arabia
Payment moves by international transfer to the escrow account controlled by the Dubai Land Department, never directly to Nakheel; our guide on where your money goes in a Dubai escrow account explains that mechanism in full. The documents and timelines a Saudi bank applies to a transfer of this size vary by institution; Orven does not put a figure on this and recommends confirming directly with your bank before reserving a unit. Our guide on buying property in Dubai from Saudi Arabia sets out the questions worth asking before a first transfer.
The payment plan, instalment by instalment
Villas and townhouses follow a published schedule close to 20/40/40: 20% at booking in October 2026, then 5% in March 2027, 5% in August 2027, 10% in January 2028, 10% in June 2028, 5% in November 2028 and 5% in April 2029, with the remaining 40% due at an estimated handover in January 2031, plus the 4% DLD registration fee. Spread over more than four years, this schedule works well for a buyer who prefers to plan transfers around a fixed calendar rather than committing a single large sum upfront.

Land plots for a buyer who wants to build
Bay Estate also sells beachfront and beach land plots, at average prices of AED 18 million and AED 20 million, on a different schedule: 20% at booking, then six instalments of 13% to 15% through to September 2029, fully paid before the end of 2029. A land plot is worth considering for a buyer who wants to design a home rather than choose from the published villa typologies; construction itself, once the land is delivered, is arranged separately and is not part of what Nakheel sells with the plot.
Which profile fits Bay Estate
A buyer who already owns a coastal or holiday home elsewhere in the Gulf and is looking at Dubai Islands as a comparable setting for the family often gravitates toward the garden villa or a Cala waterfront unit. A buyer focused on diversification and a shorter time horizon looks more closely at the townhouse and semi-detached villa averages, which carry the lowest entry price on this community.
