A villa community, not a hotel-style tower

Bay Estate is Nakheel's villa and townhouse community on Dubai Islands, split into three districts: Cala on the waterfront, Verda around the parks, and Agora around the shared clubs. For a buyer who will occupy a unit only part of the year, that matters. A standalone villa asks more of an owner between visits than a serviced apartment in a tower does: there is no reception desk downstairs, and upkeep, security and utilities are the owner's responsibility, arranged separately from the purchase.

Nakheel is the developer of Palm Jumeirah, Palm Jebel Ali and Dubai Islands itself, and Dubai Islands spans five islands of around 17 sq km, with more than 20 km of beaches, including one Blue Flag beach, connected by the Infinity Bridge.

Choosing a typology for occasional use

Bay Estate's published average prices span a wide range, and the right typology for a second home depends more on how you will use it than on budget alone:

  • 3-bed townhouse, average AED 5.9 million: the smallest footprint to maintain, suited to a couple or a small family visiting a few weeks at a time.
  • 4-bed townhouse, average AED 6.9 million, and 4-bed semi-detached villa (G+1), average AED 7.2 million: more space for visiting relatives without the upkeep of a full garden villa.
  • 4-bed "Plus" semi-detached villa (G+2), average AED 8.9 million, with an extra multipurpose room and office: useful if part of the year includes remote work from Dubai.
  • 4-bed garden villa, average AED 10 million, on an average plot around 6,500 sq ft: the most space and the most outdoor area to maintain while you are away.

These are published average prices, not starting prices; every plot is priced individually and your advisor confirms the figure for the unit you are considering. Private pools appear on some renders but are not included in the standard build, which is worth weighing for a second home, since a pool left unattended for months needs its own maintenance arrangement.

What is at hand when you do visit

Nakheel's brochure lists two private swimmable lagoons with a yoga deck, a beach and beach club with a gym, pool, dining and a children's area, a marina and promenade, two clubhouses with pools, multisport courts, a gym and café, and neighbourhood parks. For an owner who is on-site only part of the year, shared amenities inside the community reduce what falls on you directly compared with a standalone plot outside a managed development.

Maintenance and remote management between visits

Nakheel has not published service charges for Bay Estate, and Orven does not estimate them; ask your advisor to request the figure in writing once it is confirmed, since it covers the shared amenities and common areas you will rely on between stays. Beyond the service charge, a second home away from home typically needs a separate arrangement for utilities, interior upkeep, and someone to check the property periodically; these are commercial arrangements you set up yourself or through a property manager, not something Nakheel provides with the sale.

Fitting the payment plan around a second-home budget

Villas and townhouses follow a published schedule close to 20/40/40: 20% at booking in October 2026, five instalments of 5% to 10% through 2027 to 2029, and 40% at an estimated handover in January 2031, plus the 4% DLD registration fee. Financing is possible for some non-residents, subject to the lender's approval, which can help spread a second-home purchase alongside your primary residence's costs.

Before you commit

If you are still deciding between a second home used personally and one you would also rent out between your own stays, our guide to second homes in Dubai, personal use and rental sets out that trade-off, and our guide on organising your documents for a remote purchase walks through what to prepare before you reserve from abroad.

Next steps

  1. Share how many weeks a year you expect to use the property and your preferred district on WhatsApp at +971 52 776 1939 or sales@orvenproperties.com.
  2. Orven sends the current release, plans and the exact price of matching units.
  3. You review the sale contract and reservation form remotely.
  4. Your booking payment goes to the DLD-controlled escrow account, tracked via the Project Status Enquiry service.
  5. Orven follows construction with you through to the estimated January 2031 handover, and can connect you with management options once you are ready to use or let the property.

See the Bay Estate project page for the district breakdown and amenities, and the Nakheel developer page for the wider masterplan.

FAQ

Is a townhouse or a villa better suited to a second home? It depends on how much space and outdoor area you want to maintain while away. A 3-bed townhouse is the smallest footprint; a garden villa offers the most space but the most upkeep.

Are service charges published for Bay Estate? Not as of this writing. Ask your advisor to request them in writing before you reserve, since they cover the shared amenities you will use between visits.

Who looks after the property while I am away? Nakheel provides the building and shared amenities; interior upkeep, utilities and periodic checks are arranged separately, through your own contacts or a property manager.

Can I rent the villa out when I am not using it? Yes, subject to Dubai's short-term rental permit rules if you let it for short stays. See our guide on second homes for the trade-offs between personal use and rental.

Can I finance a second home at Bay Estate? Financing is possible for some non-residents, subject to the lender's approval. Confirm your eligibility with your advisor before reserving.
