Why Orven Publishes Average Prices, Not Starting Prices, for Bay Estate

Bay Estate's price grid gives average prices, not the lowest "starting from" figure a marketing brochure might highlight. Here is why Orven publishes it that way, and how to get the exact price of a specific lot.

Orven publishes average prices for Bay Estate because that is what Nakheel's own price grid gives us: a figure calculated across each typology, not the lowest individual lot price picked to look attractive in a headline. A "starting from" price highlights the cheapest unit in a range; an average sits in the middle of what buyers actually pay, and that is a more honest starting point for planning a real budget.

What the price grid actually says

Nakheel's price grid, shared with Orven on 27 September 2026, states clearly that its figures are averages: AED 5.9 million for a 3-bedroom townhouse, up to AED 10 million for a garden villa, and AED 18 million to AED 20 million for the two land plots. Every individual unit or plot at Bay Estate is priced on its own terms, based on its plot, orientation and position within Cala, Verda or Agora. The published average can sit above or below what a specific lot actually costs; it is not a floor or a ceiling.

Why "starting from" would be misleading here

A "starting from" price, common in off-plan marketing, is usually the lowest-priced unit in a collection, often a smaller or less favourably positioned lot, and can create an expectation most buyers never actually meet. Nakheel's Bay Estate materials do not publish a starting price at all; they publish averages by typology. Orven repeats exactly what the developer publishes rather than calculating or presenting a lower figure that is not part of Nakheel's own documents.

How to get the exact price of a lot

The average price tells you roughly where a typology sits; it does not tell you what a specific unit or plot costs. To get that figure:

  1. Tell your Orven advisor the district, typology and any preference on orientation or position.
  2. We check the current release and availability against Nakheel's own price list.
  3. You receive the exact price for the specific lot under consideration, alongside its plan and the applicable payment schedule.

This is the same process for townhouses, semi-detached villas and the two land plots alike. Our Bay Estate project guide sets out all seven products and their averages, and our Bay Estate payment plan guide shows how those averages translate into instalments over time.

Message Orven on WhatsApp at +971 52 776 1939 or sales@orvenproperties.com with your budget and preferred typology, and we return the current price of matching lots.

FAQ

Is the average price higher or lower than what most buyers pay? It sits in the middle by definition. Some specific lots price above the average, others below it, depending on plot, orientation and position within the community.

Why doesn't Nakheel publish a starting price for Bay Estate? Its published price grid presents averages by typology rather than a "starting from" figure. Orven reports exactly what the developer publishes.

Can I negotiate below the average price? Individual lot pricing is set by Nakheel; ask your advisor for the current price of a specific unit rather than assuming the average applies to every lot.

Does the average price include DLD fees or other costs? No. It covers the property price only. Our guide on Dubai property purchase costs sets out the registration fee and other costs to budget separately.

How often does the price grid change? Orven confirms the current grid with Nakheel each time you ask about a specific unit, since availability and pricing can move as a release sells.
