Three products under one beachfront plan

The Meriva Collection is not a single building with one floor plan repeated upward. Ellington has laid out this beachfront development on Dubai Islands as three distinct products: one- to four-bedroom apartments, penthouses, and a smaller, more exclusive set of three- and five-bedroom beachfront residences. The masterplan combines residential buildings, signature homes and a hotel along the shoreline, with landscaped areas built for everyday leisure rather than a single resort-style amenity strip.

Before you ask your adviser for a shortlist, it helps to know which of the three products you actually want to see, because they differ in position within the development, in scale, and in how they are marketed. Sending the wrong brief, apartment sizes when you meant a beachfront residence, wastes a round trip on availability that has already moved on by the time you reply.

Apartments, one to four bedrooms: the flexible core

The apartment range is the largest part of The Meriva Collection and the most flexible. A one-bedroom suits a pied-à-terre buyer who wants a base on Dubai Islands without committing to a large footprint, or an investor planning a rental hold. Two- and three-bedroom apartments move toward a small family or a household that wants a home office alongside the bedrooms. A four-bedroom apartment sits at the top of this range, for a larger household that still prefers apartment living, lift access and shared amenities, over a standalone home.

None of these sizes comes with a published price from Ellington. Tell your adviser the bedroom count and the building you are interested in, and you receive the current price list and floor plans for matching units.

Penthouses: the upper tier within the apartment buildings

Penthouses sit above the standard apartment floors, generally with larger terraces, higher ceilings and views that extend further along the coastline. They suit a buyer who wants the apartment lifestyle, lift access, shared pools and fitness spaces, but with more private outdoor space and a stronger view than a mid-floor unit offers. A penthouse is also a common choice for a buyer treating the purchase as a long-term family home rather than a rental asset, since the layout and finish level are usually set higher than the standard range.

Beachfront residences, three and five bedrooms: the signature homes

The three- and five-bedroom beachfront residences are the most exclusive product in The Meriva Collection, positioned directly along the shoreline rather than set back within the wider masterplan. This is the segment for a buyer who wants direct beach access and a larger, more private footprint, closer to a villa experience within a mixed-use, apartment-led development. A family relocating to Dubai and planning to live in the unit rather than rent it out typically gravitates here, once budget allows, because the layout and position are built for daily family life rather than a compact rental hold.

Matching the published amenities to each product

Ellington lists the following shared facilities for The Meriva Collection: adult and children's pools, outdoor fitness stations, children's play areas, outdoor dining and barbecue areas, a mini golf course and a pet park. This is a broad, family-oriented list that serves the whole development rather than one building. A one-bedroom apartment buyer benefits from the fitness stations and the adult pool; a family in a beachfront residence is more likely to use the children's pool, the play areas and the pet park on a daily basis. Your adviser confirms which facilities sit closest to the specific building or residence you are considering, and which are shared across the wider community.

Building a budget without a published price

Ellington has not published a starting price, a payment plan or a handover date for The Meriva Collection. That does not mean the numbers do not exist, only that Orven cannot print them here. The practical approach is the same whichever of the three products you are considering:

StepWhat it covers
Ask your adviser for the current price listCovers the specific building, bedroom count or residence type you want
Budget the Dubai Land Department fee4% of the purchase price, on top of the unit price
Budget the Oqood registrationFixed fee for an off-plan sale, confirmed in the contract
Ask about financingBank financing is possible for some non-residents, always subject to the lender's approval
Ask about the Golden Visa thresholdA property investment of at least AED 2 million can support an application, subject to conditions

Every payment on an off-plan purchase in Dubai goes into an escrow account controlled by the Dubai Land Department, and you can check a project's registration through the DLD's Project Status Enquiry service. Never send a booking payment against a schedule you have not seen in writing.

Reserving from abroad with Orven

  3. You sign the reservation form and sale agreement electronically, with a copy of your passport.
  4. The reservation payment is wired to the project's escrow account, with the proof of source of funds your bank requires.
  5. Ellington registers the sale with the DLD, and your adviser follows construction with you through to handover.

Orven charges the buyer no commission; our fee comes from the developer. Brokerage is carried out through ORVEN REAL ESTATE BROKERAGE L.L.C S.P.C (Economic License No. CN-6800129, ADRA). The current unit selection is on the project page.

FAQ

What is the difference between an apartment and a beachfront residence at The Meriva Collection? Apartments (one to four bedrooms) sit within the wider development and share the full amenity list. Beachfront residences (three and five bedrooms) sit directly on the shoreline, with a larger, more private footprint aimed at buyers who want a villa-like feel within an apartment-led masterplan.

Are penthouses more expensive than standard apartments? Ellington has not published pricing for either category, so Orven cannot confirm a gap. Penthouses typically sit at the top of a building's price range because of larger terraces and higher floors; your adviser confirms current figures for both.

Is a payment plan published for The Meriva Collection? Not one that Orven can print here. Your adviser confirms the exact schedule from the sales documents in force for the unit you choose, before any payment.

Which product suits a family that wants to live in the unit rather than rent it? Families planning to live on-site most often look at the larger apartments, the penthouses, or the beachfront residences, depending on budget, since these offer more space and, for the beachfront residences, direct shoreline access.

Can I reserve any of the three products without visiting Dubai? Yes. Reservation, payment to the escrow account and DLD registration are handled remotely for apartments, penthouses and beachfront residences alike, with Orven guiding each step.
