What a family should verify before reserving

• Ask your adviser which phase of Terra Woods your unit sits in, and how that relates to which courtyards and amenities are already complete.
• Confirm whether the schools and healthcare facilities you would need are already operating within Expo Living, or still planned, since this can change how soon your household would want to move in.
• If you are buying together as a family, clarify in advance who signs and how ownership is structured; your adviser can point you toward the practical steps, though this does not replace independent legal advice for your specific situation.
• Every instalment on an off-plan purchase in Dubai goes to an escrow account controlled by the Dubai Land Department, checkable through the DLD's Project Status Enquiry service.

Building a budget for a family purchase

Send your budget, preferred format (apartment or townhouse) and bedroom count to your adviser, who returns current pricing and payment schedule for matching units. On top of the price, plan for the Dubai Land Department registration fee of 4%, and the Oqood registration fee for off-plan sales. Bank financing for part of the price is possible for some non-residents, always subject to the lender's approval. Rental income and capital gains are not taxed for individuals in the UAE, though your country of residence may tax them; check with your own adviser.

Reserving from abroad

1. Send your budget, preferred format and bedroom count on WhatsApp at +971 52 776 1939 or by email at sales@orvenproperties.com.
2. Your adviser sends current availability, floor plans and the price and payment schedule for two or three matching units.
3. You sign the booking form and sale agreement electronically, with a copy of your passport.
4. The booking payment is wired to the project's escrow account, with the source-of-funds documentation your bank requests.
5. Emaar registers the sale with the Dubai Land Department, and your adviser follows construction with you through to handover.
