Investing in Dubai from Côte d'Ivoire: steps, transfers and fees, from Abidjan
The full journey of an investor based in Abidjan buying an off-plan apartment in Dubai: choosing the project, reserving remotely, wiring funds from an Ivorian bank, DLD fees, home-country tax to check with an adviser, and the Golden Visa, with Coastal Haven as the worked example.

Why Dubai makes sense for an investor in Abidjan
A business owner in Cocody, an executive at Plateau or an expatriate working in Marcory faces the same question: where to place savings built in CFA francs without relying only on Abidjan real estate? Dubai answers with three concrete points. No personal tax on rental income or capital gains in the UAE. A market supervised by the Dubai Land Department, with mandatory escrow accounts on off-plan sales. And projects you can reserve with a 20% first payment.
Then there is the currency question. The CFA franc is pegged to the euro; a Dubai property is priced in UAE dirhams, which track the US dollar. Holding an asset in a second currency zone is a simple diversification to explain to a partner or a banker.
Finally, the practical side. Abidjan and Dubai are connected by direct flights, and a West African community is already established in the city. You can visit, but nothing requires it: the purchase is completed entirely remotely.
Five steps, all completed from Abidjan
- Set the total budget. Unit price, 4% DLD fee, developer administrative fees, Oqood registration. Your Orven adviser sends a full estimate for the unit you have in mind.
- Choose the project. Dubai Islands, Dubai Maritime City or Jumeirah Garden City: each district attracts a different tenant. Coastal Haven by Prestige One on Dubai Islands is reserved with 20%, with the balance at handover.
- Reserve. The reservation form and the sale agreement are signed electronically. A copy of your Ivorian passport is enough.
- Wire the first payment. It leaves your bank in Abidjan and lands in the project's escrow account, held at a UAE bank and controlled by the DLD.
- Follow the build to handover. Construction progress can be checked on the DLD's Project Status Enquiry service. At handover, the title deed is issued in your name.
Transferring funds from an Ivorian bank
Société Générale Côte d'Ivoire, Ecobank, NSIA Banque, BICICI, Bank of Africa and Banque Atlantique process international currency transfers every day. What separates a transfer that leaves in a few days from one that drags on is the quality of the file.
Outbound transfers from Côte d'Ivoire fall under the foreign exchange regulations in force in the UEMOA zone. Orven does not replace your bank on this point: the bank tells you which supporting documents are required and which framework applies to you, whether you pay as an individual or through a company. As a rule, prepare:
- an identity document and proof of address;
- the signed sale agreement with the developer, including the escrow account details;
- proof of the origin of funds (savings, business income, sale of an asset), which the receiving UAE bank also asks for.
Ivorians living in France, Canada or the United States often pay from their bank in the country of residence. The process is identical: your adviser sends the escrow details and confirms receipt with the developer.
The transfer leaves your account in CFA francs or in a foreign currency and arrives in UAE dirhams in the escrow account. Your bank handles the conversion.

Fees to plan for
| Item | Amount |
|---|---|

Tax on the Ivorian side
In the UAE, an individual pays no tax on rental income or capital gains. On the Ivorian side, the treatment of income earned abroad depends on your tax residence and on the rules applying to foreign-source income. Those rules change and apply case by case: have them checked by a tax adviser in Abidjan before you reserve. Orven helps with the transaction, not with your tax return.
A worked example: Coastal Haven on Dubai Islands
Prestige One is developing Coastal Haven on Dubai Islands, 16 minutes from Dubai International Airport, 20 minutes from the Museum of the Future and 25 minutes from Downtown Dubai. The project offers one- to three-bedroom residences and penthouses, with an infinity pool, wellness and spa facilities, a fitness centre, an outdoor cinema and sports courts. The payment plan is 20% at reservation and 80% at handover, with bank financing possible for the final share, subject to the lender's approval. Starting price and handover date are provided on request.
For an investor in Abidjan, this plan has one precise advantage: no instalments between reservation and handover. You commit 20% today and organise the balance while the building goes up. The Coastal Haven page lists unit types and amenities.
If your purchase, alone or combined with other properties, reaches AED 2 million, you may apply for a Golden Visa, under conditions set by the UAE authorities.

FAQ
Do I need a visa to buy in Dubai from Côte d'Ivoire? No. A valid Ivorian passport is enough to buy freehold in the areas open to foreign buyers. The DLD issues the title deed in your name.
How long does a reservation take from Abidjan? A few days: electronic signature, transfer of the first payment, then registration of the sale by the developer. The main variable is how quickly your bank processes the transfer.
Can I pay in CFA francs? The transfer leaves your account and arrives in UAE dirhams in the escrow account. Your bank converts the amount when it sends the funds.
What happens if construction is delayed? Off-plan payments sit in a DLD-controlled escrow account and are released against actual progress. The contract states the planned handover date and the remedies; read it before paying.
Can the 80% at handover be financed? For Coastal Haven, bank financing is possible for eligible buyers, including some non-residents, subject to the lender's approval and valuation.
