Golden Visa documents checklist for property owners

Preparing a Golden Visa file starts well before you apply. Here is the checklist of documents to keep from the moment you buy, and the ones to request from the authorities when you are ready, without presenting any list as officially complete.

Prepare the file before you need it

The documents a Golden Visa application eventually asks for are, for the most part, the same documents any property purchase already produces. The difference between an investor who applies smoothly and one who scrambles at the last minute is usually not the property itself, it is whether those documents were kept, organised and complete from the start. This guide covers what to hold on to from the purchase side. The list the authorities actually require for the application itself is theirs to set and can change, so treat anything below as "likely to be useful", confirmed at the time of applying, never as an official or exhaustive checklist.

What you keep from the purchase itself

These documents exist because you bought a property, independent of any Golden Visa plan, which is exactly why they are worth filing carefully from day one:

  • The sale agreement (SPA). The contract that states the unit, the price and the payment plan. Keep the signed copy and any amendment.
  • Oqood registration, for an off-plan purchase. The Dubai Land Department's off-plan registration, issued at a fixed fee confirmed in your contract.
  • The title deed, once issued. For a completed property, issued after the sale is registered; for an off-plan purchase, issued at handover.
  • Every payment receipt. Each transfer into the project's escrow account, matched to the instalment it covers, not just the first one.
  • Proof of the origin of funds. Whatever your bank and the receiving UAE bank requested at each transfer, since banks on both ends generally ask for this more than once over a long payment plan.
  • Your passport and any identity document already used in the purchase file. Keep a scanned, legible copy alongside the originals.

Our guide on getting copies of your SPA and Oqood explains how to request these if you are missing one, which happens more often than investors expect once a few years have passed.

What the application may ask for, to confirm

Beyond the purchase documents above, an immigration file can request additional evidence, such as further proof of the investment or supporting documents specific to your situation. The exact list, and whether a particular document is required or optional, is set by the authorities and can change. Do not treat any list, including this one, as what the authorities will ask for in your case; confirm directly with them or with an immigration specialist when you are ready to apply.

Organising your file when you buy from abroad

Most Orven clients buy without visiting Dubai in person, which makes document organisation even more important, since there is no local office to walk into if a paper is missing. Our guide on organising your documents for a remote purchase covers the practical side: scanning originals as they arrive, keeping a single folder per property rather than mixing several purchases together, and confirming with your adviser which documents are sent by the developer automatically versus which you need to request.

A simple filing habit that holds up over years

A payment plan can run for several years, particularly for an off-plan unit with instalments spread to handover. The investors who keep their file in order usually follow a small number of habits rather than a complex system:

HabitWhy it matters
One folder per property, cloud-backedAvoids mixing documents if you own more than one unit
File each receipt the week it is issuedPrevents a gap building up over a multi-year plan
Keep both the Arabic and English versions of official documents, where issuedSome processes outside the property purchase may ask for either
Note the date and authority each document came fromUseful when confirming eligibility later with an immigration specialist

Working through this with Orven

  1. From reservation, Orven forwards you the sale agreement and the Oqood registration as soon as they are issued.
  2. Each payment is confirmed with a receipt, which we recommend you file immediately against your own record of the instalment schedule.
  3. At handover, the title deed is requested and forwarded to you.
  4. When you are ready to apply for the Golden Visa, we point you to the competent authority or an immigration specialist to confirm the current list of required documents for your situation.

Orven does not file the Golden Visa application itself and does not present any document list as officially complete. To start organising your file, message us on WhatsApp at +971 52 776 1939 or at sales@orvenproperties.com.
