Golden Visa through property: the application steps in order
Buying a property that reaches the 2 million AED threshold is only the first part of a Golden Visa plan. Here is the order investors generally follow, what each step produces on paper, and where Orven's role stops.

Why the order matters
A Golden Visa built on property investment is not a single transaction. It is a sequence: you buy, you register, you confirm eligibility, you apply, and the authorities decide. Investors who treat the purchase and the visa as the same step tend to lose time later, because the paperwork the authorities ask for only exists once the property side has been completed in the right order.
This guide lays out that order for an investor buying from Lagos, Paris, Riyadh or Cairo, without inventing a timeline or a document list that is not confirmed. For the threshold itself, see our guide on the 2 million AED Golden Visa threshold.
Step 1: Confirm the property is eligible
Before anything else, the unit or combination of units you are considering needs to reach at least 2 million AED at the contract price. That is the entry point, not the full rule: the authorities apply conditions on top of the threshold, and those conditions can change. Tell your Orven adviser at the outset that the Golden Visa is part of your plan, so the units proposed to you are chosen with that figure in mind, not fitted to it after the fact.
A purchase that does not clear 2 million AED on its own is not disqualified from everything, since combining more than one property is one of the points to confirm with the authorities, covered separately. But building a plan around a unit that is comfortably above the threshold avoids a dispute over a few thousand AED later.
Step 2: Register the property correctly
Once you have reserved a unit, the registration sequence is the same for most off-plan purchases in Dubai: an Oqood registration with the Dubai Land Department at a fixed fee confirmed in your contract, followed by the title deed once the project reaches handover. For a completed property, the title deed is issued directly after the sale is registered. Either document is the proof of ownership an immigration file will eventually ask for, so both should be requested and kept the moment they are issued, not chased later when a deadline is closer.
Our guide on whether buying property gives you residency automatically explains why registration and visa eligibility are two different things that happen to share some of the same documents.
Step 3: Check the conditions that apply to your situation
With the property registered, the next step is confirming, directly with the authorities or with an immigration specialist, how the current rules apply to your case. This is where Orven stops giving guidance and refers you onward, because several points are genuinely open and should never be assumed one way or the other:
- Whether an off-plan unit qualifies, and at which stage of payment or construction.
- Whether a property bought partly with a mortgage counts in full, in part, or not at all.
- Whether more than one property can be combined to reach the threshold.
- How a jointly owned property, between spouses or partners, is assessed.
- Which family members can be added under the main applicant.
- What the visa expects of you in terms of presence in the UAE and renewal.
None of these has a single answer that applies to everyone, and an adviser who tells you otherwise is guessing. Confirm before you build a plan on an assumption.

Step 4: Build and submit the application file
Once the eligibility questions above are answered for your case, the application itself is filed with the relevant authority, supported by identity documents, property documents and whatever additional evidence is requested at the time. The exact list of documents and the processing steps are set by the authorities and should be confirmed when you are ready to apply, not taken from a guide written months earlier. This is also the stage where an immigration specialist, rather than a property adviser, is the right person to manage the file.
Step 5: The decision
The authorities either issue the visa or come back with a request for further documents. Nothing about this step is guaranteed by the purchase itself: the property investment opens the right to apply, it does not pre-decide the outcome. Treat the visa as a possible result of a purchase you would want to make anyway, for the unit, the location and the payment plan, rather than the other way round.
What Orven does, and does not do
Orven's role is limited to the property side of this sequence:
| Orven's role | Not Orven's role |
|---|---|
| Identifying units and combinations that reach 2 million AED at contract price | Confirming how the authorities will treat your specific case |
| Making sure your Oqood registration and title deed are complete and on file | Filing the Golden Visa application on your behalf |
| Pointing you to the competent authority or an immigration specialist | Giving immigration advice or promising a visa as part of a sale |
We do not submit visa applications, and we never present a sale as including a guaranteed visa outcome. If an adviser tells you the visa is "included" with a unit, ask them which authority confirmed that, in writing.
To start, send your budget and your residency objective on WhatsApp at +971 52 776 1939 or to sales@orvenproperties.com. An adviser will come back with units that clear the threshold at contract price and the documents you should keep from day one.
FAQ
Does Orven handle the Golden Visa application itself? No. Orven helps you choose and register a property that reaches the threshold and points you to the competent authority or an immigration specialist. The application itself is yours to file.
Can I start the application before the property is registered? The application relies on property documents such as the Oqood registration or the title deed, so registration generally needs to be in place first. Confirm the exact sequencing for your case with the authorities.
Is an off-plan purchase treated the same as a completed one? The treatment of off-plan property, including at which payment stage it counts, is one of the points the authorities decide and can change. Confirm it before you rely on it.
What happens if my file is incomplete? The authorities can request further documents rather than reject the file outright, but processing time and outcome are theirs to determine, not something a property adviser can predict.
Should I choose a unit exactly at 2 million AED? Many investors prefer some margin above the threshold, since fees and the treatment of combined properties are points to confirm. Discuss your target figure with your adviser before narrowing the shortlist.
