Can I buy property in Ras Al Khaimah without visiting?

Often yes, with a power of attorney and documents agreed in advance with your adviser. Here is what Orven handles remotely, and what can still require your presence or a notarised document.

Often yes. Most of the steps in a Ras Al Khaimah purchase, unit selection, contract review, bank transfer, and follow-up with Ras Al Khaimah's land department, can be handled remotely with your adviser acting on instructions you give in writing or by video call. Some steps can still require a notarised power of attorney or, in specific cases, a personal appearance: which applies to your situation is confirmed case by case.

What Orven handles remotely

Your adviser can shortlist units across the Ras Al Khaimah collection based on your budget and objective, share the sale contract for review, and confirm the published payment plan before you commit. Once you transfer funds according to your own bank's process, your adviser follows up the registration of the sale with Ras Al Khaimah municipality's land department (the ZL13 service) on your behalf.

What can still need more than a message

A power of attorney, where used, typically needs to be drawn up and, depending on where you are signing it, notarised or attested before it is accepted locally. Some banks also require an in-person step to open or verify an account used for the transfer. Neither of these is something a property adviser can complete on your behalf; your adviser can tell you which document a specific step requires, but the document itself is prepared with a notary, a lawyer or your bank.

Transfers and fees

Wiring funds from abroad depends entirely on your own bank's conditions for amounts, fees and timing: confirm these directly with your bank before transferring, since this guide does not quote any rate or limit. On the Ras Al Khaimah side, registering a completed sale costs 2% payable by the seller and 2% by the buyer through the ZL13 service, plus AED 200 for plan issuance and AED 200 for title issuance; fees for an off-plan registration are not officially published and are confirmed case by case.

Moving forward with Orven

Our guide on buying property in Dubai without visiting covers the same remote process in more detail; the steps are similar in Ras Al Khaimah, with registration handled by Ras Al Khaimah's land department rather than Dubai's. Message us on WhatsApp at +971 52 776 1939 or write to sales@orvenproperties.com with your target budget and country of residence. An adviser confirms exactly which steps need your signature in person versus which can be completed remotely.

FAQ

Do I need to visit Ras Al Khaimah before reserving a unit? Not necessarily. Many buyers reserve based on the published project details and a video call with their adviser, and visit later or not at all.

Can my adviser sign the contract for me? Only with a power of attorney prepared and, where required, notarised in advance; your adviser cannot sign on your behalf without one.

How do I transfer the funds if I am not in the UAE? Through your own bank's international transfer process; confirm fees, timing and any documentation your bank requires before you start.

Does buying remotely cost more? This guide does not add any fee specific to remote buying; the registration fees (2% + 2% via ZL13) are the same regardless of whether you are physically present.
